Every home — whether a 1 BHK, 2 BHK Luxe/Grande, 3 BHK Luxe/Grande or 4 BHK Luxe/Grande — is planned around four ideas: large openings for natural light and ventilation, an expansive column-free living/dining area, a working kitchen with a functional work triangle, and a master bedroom with a private balcony and walk-in closet (in the Grande variants).   • Living-balcony depth ranges from approximately 1,150 mm (1 BHK / 2 BHK Luxe) to 1,600 mm (4 BHK Grande).

1. Where do these Sobha One Residences specifications come from?

2. What is the difference between Luxe and Grande variants?

Grande variants are the larger configurations within each BHK tier with bigger living/dining areas, larger master bedrooms with walk-in closets, and a separate utility planned for washer/dryer/dishwasher. Luxe variants are the more compact, efficient layouts within the same BHK tier — same headline features but trimmed footprint.

3. Does every apartment have a walk-in closet?

The walk-in closet is part of the 4 BHK Grande and 4 BHK Luxe master-bedroom layouts. 3 BHK and below feature ample wardrobe provisions but not a separate walk-in closet.

4. Where do the outdoor AC condensers go?

Every unit has a concealed external shaft sized to take the outdoor AC condenser units. The façade therefore remains clean without exposed compressors on the elevation.

5. When will the full Sale-Agreement specification sheet be available?
