They also show the bank that your flat is safe to fund. If you miss even one paper, your home loan will fail. You might also lose out on power and water connections later. RERA Certificate


Every new Sobha building must have a RERA certificate from the state. You can check this 14-digit number on the Karnataka RERA website. This paper proves the government said yes to the building plans. It locks in the exact date the builder must hand over the keys. The law also makes the builder put 70 percent of your cash into a safe bank account just for construction.

Registered Sale Deed


The Sale Deed is your main proof of ownership. This legal paper transfers the flat from Sobha to you. It lists the exact carpet area of your house. You must sign this paper and register it at the local sub-registrar office. You also have to pay a 5 percent stamp duty to the state. Without this registered deed, you do not legally own the flat.

15-Year Encumbrance Certificate (EC)

Buying a flat with a clean A-Khata makes it easy to sell the house later. You must stay away from any property with a B-Khata. A B-Khata means the building has illegal changes, and banks will not give you a loan for it.

Occupancy Certificate (OC)


The city gives the builder an Occupancy Certificate only when the building is fully done. This paper proves the builder followed the exact master plan. It shows the building is safe for you to live in. You cannot legally move into your flat without this OC.
